Quadrant bought the Centrum in 2015 with value tenants paying $18 gross. A $25M+ repositioning, a Honeycomb-powered tenant experience, and three years of community work took the signature lease to $40 NNN — more than 2× on a better structure. Years later, the parking dataset closed the sale of the building itself.

Cue at St. Paul Place
Arts District, Dallas · 21,000 sf

From 15% occupied and losing money to the heart of the building.

A coworking and amenity floor had run for four years under a third-party operator, never breaking 15% occupancy. Honeycomb formed Cue, took over operations, and rebuilt the floor as the community anchor for the whole tower — 98% occupied at 4.6× the original monthly revenue.
